About Jamaica

Jamaica is an English-speaking, common-law island in the northern Caribbean and one of the region's most established tourism economies. Its population is about 2.8 million (World Bank, 2024), and in 2024 it welcomed roughly 2.9 million stopover visitors (Caribbean Tourism Organization), ranking second only to the Dominican Republic in the region. The local currency is the Jamaican dollar (JMD), though property prices in resort and investment areas are often quoted in US dollars.

Foreigners can own freehold property in Jamaica without restriction, taking registered title under the island's Torrens-style system administered by the National Land Agency. Buyers obtain a local Tax Registration Number (TRN), purchase funds are wired in through the attorney handling the sale, and transactions typically close in about 90 to 120 days. The headline transaction tax is a 2% transfer tax, which by statute is the seller's charge; a flat stamp duty is shared between the parties, and annual property tax is levied on the unimproved value of land at 0.5% to 0.9%.
