About Costa Rica
Costa Rica is one of Latin America's most stable democracies, an OECD member since 2021 that abolished its army in 1948, and most real estate is priced and transacted in US dollars alongside the local colón. Tourism is a core economic driver, with a record ~2.6M international air arrivals in 2024 (about 8% of GDP) and roughly 59% of visitors from the United States, sustaining demand for vacation rentals and second homes.
Foreigners hold the same fee-simple (freehold) title as Costa Rican nationals on land outside the maritime zone, with no local partner or corporate structure required; only the first ~200 meters of coastline (the zona marítimo-terrestre) is state-owned concession land rather than freehold. Investment activity concentrates on the Pacific coast, from Guanacaste down through the Central and South Pacific and the southern Nicoya Peninsula, plus the temperate Central Valley around San José.
