About Colombia
Colombia anchors the northern tip of South America with coastlines on both the Caribbean and the Pacific, a population of roughly 52.9 million (World Bank, 2024) and the Colombian peso (COP) as its currency. Foreign buyers may acquire, hold and sell real estate on the same terms as Colombian nationals: the Constitution guarantees equal civil rights, and no residency, local partner or special permit is required. Every purchase is formalized as a public deed (escritura pública) signed before a notary and then recorded at the public property registry, which makes ownership legally enforceable.
Closing costs are moderate and tied to the property rather than the buyer's nationality, commonly running in the low-to-mid single digits of the price (roughly 2.5% to 6%), and owners pay an annual municipal property tax (impuesto predial) generally around 0.3% to 1.2% of the cadastral value. On resale, gains on property held two years or more are taxed at a flat 15% (Ley 2277 of 2022). International tourism hit a record near 7.1 million non-resident visitors in 2024; in 2025 the total eased to about 6.5 million, though foreign (non-Colombian) arrivals rose roughly 4% to around 4.7 million, led by United States travelers.

Buying property above a set threshold (about US$115,000 to 120,000 in 2025) can qualify the owner for a Migrant (M) investor visa, alongside digital-nomad and retirement routes.
