About Bonao

Bonao is a midsize city in the central Dominican Republic and the capital of Monseñor Nouel province, set on the Autopista Duarte roughly midway between Santo Domingo and Santiago. It is nicknamed the 'Villa de las Hortensias' for the hydrangeas grown in its cooler hills, and its economy has long combined agriculture and local commerce with the Falcondo ferronickel mine and smelter just outside town.

For a buyer Bonao is a domestic, highway-corridor city rather than a tourist market. Its main advantage is location: about an hour from Santo Domingo and under an hour from Santiago, with Santiago's Cibao International (STI) the nearest airport at roughly an hour's drive. The Falcondo operation, historically a major employer, suspended production in 2023, which matters for the local economy and is covered in the risks below.

History of Bonao

Bonao traces to a fortress ordered by Bartolomé Colón in 1495 during the early colonial conquest of the interior. Its modern growth began when the Duarte highway opened in the 1920s, linking Santo Domingo with the Cibao and turning the town into a busy stop on the route. The highway now bypasses the centre to the east.

From the 1970s the Falcondo ferronickel operation, at times one of the country's largest mining employers, shaped the city's economy and population. The town is also known as the 'Villa de las Hortensias' and as the home of the painter Cándido Bidó, with a cultural centre in his name.

Bonao is a domestic corridor-city market: demand is local and tied to highway commerce, agriculture and, historically, mining employment, not foreign tourism. Inland prices sit below the resort coasts, and aggregator listing data is thin and inconsistent, so avoid relying on a single price figure. CONFOTUR tourism incentives rarely apply to an inland city. The Falcondo suspension since 2023 is a real overhang on local incomes; weigh it before assuming steady rental demand.

Risks & considerations

Mining dependence

The Falcondo operation, a historic major employer, has been suspended since 2023, pressuring local incomes and rental demand.

Domestic-market city

Demand is local and foreign-buyer resale liquidity is thin compared with the coasts.

Limited tourist rental

There is little vacation-rental demand; income relies on the local rental market.

Title diligence

Confirm a clean Certificado de Título and zoning with an independent attorney before buying.

10-year outlook

Informational, not advice

Bonao's case is location: a central city on the Autopista Duarte within about an hour of both Santo Domingo and Santiago's airport, with full urban services. That central position supports a steady domestic market, but the suspended Falcondo operation and limited foreign-rental demand cap the upside, so expect locally driven values rather than resort-style appreciation. Informational only, not investment advice.

Investing in Bonao

Can foreigners buy property in Bonao?+

Yes. Foreign buyers have nearly the same rights as citizens under Law 16-95 — no local partner or residency required. You'll need a passport and a Dominican tax ID (RNC), which your attorney can obtain.

What are the closing costs in Bonao?+

Typically 4–9% of the price (commonly 5.5–7.5%), led by the 3% transfer tax on the appraised value, plus legal fees (~1–1.5%) and notary and registry costs.

What is CONFOTUR?+

A tourism-incentive law that can exempt the 3% transfer tax and the annual property tax (IPI) for up to 15 years on qualifying developments. The benefit goes to the first buyer of a certified unit.

Can I buy in Bonao without traveling to the country?+

Yes. Buying remotely is common: you grant power of attorney to an independent Dominican lawyer who runs due diligence, signs on your behalf and registers the title. We still recommend visiting before you buy.

What annual property tax applies (IPI)?+

IPI is 1% per year on value above an inflation-adjusted exemption threshold (around US$160,000). Units with CONFOTUR status are exempt from IPI for 15 years.

Can foreigners get a mortgage in the Dominican Republic?+

Yes — some banks lend to non-residents, usually at 60–70% loan-to-value and higher rates than in the U.S. or Europe. Many buyers pay cash or use developer financing on new construction.

How long does the buying process take in Bonao?+

Usually 30–60 days: reservation, title search and due diligence, a promise-of-sale contract, the notarized deed (acto de venta), and recording at the Title Registry, which issues a new Certificado de Título in your name.

Can I earn rental income, and how is it taxed?+

Yes. Many owners rent short- or long-term through property managers. Dominican-source income is taxable; a local accountant can advise on ITBIS and income tax.

Do I need residency to own property?+

No. Ownership requires neither residency nor citizenship. Buying can actually support an investor-residency application, but it isn't a requirement to hold title.
